There are two basic options when it comes to payment(s). 


Land Lease – We lease a small portion of your commercial property and place a billboard on it. You will receive an annual payment for this.

  3. Will there be any costs for me if I allow a billboard on my property?
    No, there are no costs for the landowner. Vital Outdoor Advertising covers all expenses related to permits, construction, maintenance, and any other associated costs.
  4. How long is a typical lease agreement for a billboard?
    Lease terms generally range from 15 to 99 years, depending on the site’s potential. We aim to establish long-term partnerships to ensure a stable income source for landowners and a dependable advertising platform for clients.
  5. Can I approve or reject the type of advertisements displayed on the billboard?
    Yes, landowners can have some input regarding the type of ads shown, especially if they have particular preferences or restrictions. These will be noted and added to the lease or easement.  We focus on maintaining a respectful advertising standard aligned with the community's values.

Once the billboard is constructed, we notify the County Assessor and let the know the structure(s) ours, so we get the tax implication on it.  However, tax implications can vary, so we recommend consulting with a tax advisor for specifics in your area.
  8. How large will the billboard structure be, and will it affect my property?
    Billboard sizes vary, but we ensure they are strategically placed to minimize disruption to your land use. We will follow all City, County and State Regulations.  Our goal is to make the billboard as unobtrusive as possible while maximizing visibility for advertisers.
  9. Who handles the maintenance, electrical costs and upkeep of the billboard?
    Vital Outdoor Advertising manages all maintenance, including lighting (we'll have our own meter), structure upkeep, and ad changes. Landowners won’t need to worry about any maintenance-related responsibilities or costs.
  10. What happens if I want to sell my property during the lease?
    If you decide to sell, the lease agreement can often transfer to the new owner, allowing them to continue benefiting from the additional income.   You may also give yourself an easement and keep the rental payments or sell Vital an Easement before selling the property.  We can discuss options to make the transition as smooth as possible.
